This page highlights the significant projects that were contracted for by the Board. While a summary is provided here of the projects, the financial details are recorded in the appropriate year’s Financial Statement
Repair Air Ducts and Roof Vents
There was a failure in one unit of the venting air ducts which resulting in excessive moisture in the attic space. Pilon Contracting was engaged to resolve this issue and install new roof vents for this unit. Some internal repairs to the unit were completed by the Owner.
Raccoon Issues
An unexpected issue arose this spring with raccoons. Two units were entered by raccoons into attic space. Clarkson Wildlife was engaged to successfully evict the intruders. In addition, pest control screens were installed on all external vents to prevent further issues.
Updated Reserve Fund Study
The 2019 Reserve Fund Study identified a project to repaint all the external walls of the Condominium was scheduled. However after inspecting the paint that was completed in 2017, the Board decided that repainting could be postponed.
A new Reserve Fund Study is being completed this year and the Painting project will be rescheduled. Once the Reserve Fund Study is completed and approved by the Board, a Notice of Future Funding (NOFF) will be sent to all owners.
New Sprinkler System
After the AGM during which suggestions were made, the Board agreed to install a sprinkler system in the gardens beside Unit 11. We have not yet obtained an implementation date for this project. An update will be provided in the News page.
Past Projects
2021
There were two major projects completed during 2021.
Caulking Project
Vanguard was contracted to remove old caulking and redo the caulking on all windows, doors and wood to brick joints.
Brick Pointing and Masonry Repairs
Haroutunian Masonry was engaged to repoint a number of cracks in the masonry throughout the property.
2020
Due to the pandemic, it was very difficult to hire any contractors during the year.
Foundation Leak
Due to multiple cracks in the foundation in one unit, a major repair was undertaken to reseal and waterproof the foundation of the unit.
2019
Concrete Step Levelling
A contract has now been awarded to rectify the gap that exists in many units between the first step and slab level with the driveways. The process involves inject material under the slab to raise it and thereby eliminate the gap that currently exists. It is anticipated that this work will be performed on or about August 15, 2019. This work can hopefully be completed with minimal disruption to residents.
2019 Reserve Fund Study
A Reserve Fund Study is scheduled for this year. A Reserve Fund Study is required every three years. This year, the study will include a site visit by the consultants who will inspect the property and buildings for any deficiencies that need to rectified. Owners will be sent a Notice of Future Funding upon completion to the report and approval by the Board of Directors.
2018 New Trees
It was with some regret that it was decided to remove a tree from the property as it was damaging the owner’s patio and was also a hazard to the foundation of at least one unit. In obtaining permission from the Town of Oakville for this tree removal, one condition was the requirement to plant two new trees on the property. These trees were planted in the fall in the open space between units 16 and 17.
2018 Wind Storm
On May 5, 2018 there was a significant storm which caused extensive damage in the GTA. Our development did not escape damage and major damage was done to the roof with many shingles being damaged. A few units also had the metal flashing on their roofs damaged. Our contractor responded promptly and all the damaged shingles were replaced within a week.
